
Platt Park Records Smashed in 2021!
In my 20-years of tracking the Platt Park real estate market I’ve never seen a year like this. New records were set in virtually every category attesting to the continued high demand for our neighborhood. Here are some highlights:
- 56 homes sold for more than a million dollars. Almost 1/3 of all sales now are above a million. It was only six years ago that Platt Park saw its first million-dollar sale.
- The highest sales price for a home was $2,750,000. The least expensive single-family home sold was $525,000
- The average sales price for all homes was $836,000. Up 17% from a year ago
- Homes listed for sale, on average sold for $35,000 over list price and it took, in most cases about four days to go under contract.
There were a number of factors contributing to all this. Interest rates continued to hover at historic lows throughout the year Mortgage Interest Rates 2021 Denver’s economy has remained strong, adding well paying jobs annually Denver’s economic growth. And finally the Platt Park Washington Park area continues to be one of the most sought after neighborhoods to live in all the front range.
Just for fun
I went back ten years to see where we’ve come from. In 2011, the average price of a home was $388,000. The highest sales price was $805,000 and homes were taking on average two months to sell. You could still find $100,000 dollar properties for sale. What a difference these ten years have made.
