After a Wild 2021 What Can We Expect for 2022?
In December the Denver Association of Realtors warned its members to “Get ready for an extreme seller’s market in 2022”. They offered some telling statistics such as, the historical average of homes for sale at the end of November is 14,180. Last year on November 30th that number was just 2248 indicating buyer demand remained sky-high and was greatly out-pacing supply https://www.dmarealtors.com/news/market-trends/dmar-real-estate-market-trends-report-dec-21?utm_source=MTR&utm_medium=email&utm_campaign=Dec21. Yes, that is pretty extreme.
What about Platt Park and Washington Park? 2021 sure felt pretty extreme, could that continue? Short answer is yes. Last year we saw a record number of home sales in Platt Park but that did little to calm demand as prices rose 17% regardless. All the same factors that drove last year’s market are still in place so there is little reason to believe 2022 will be much different.
If you are a seller, it will be a great year to jump in the market. My only advice is to seek expert help in the process. Your home will sell, but navigating the waters of multiple offers and knowing the tricks to maximize your sales price takes knowledge and experience.
